Development is underway for a new 108 home master planned community in Morrison Colorado.  Montane is located between the hogback trail and Lyons Ridge subdivision near the Hwy 285 and C-470 intersection and just minutes from the renowned Red Rocks Amphitheater, regional parks, golf courses, country clubs, lakes, and hiking trails right in your backyard. Montane Subdivision Layout

Homes in the Montane subdivision will be divided into 48 custom lots and 52 semi-custom one-acre lots. Four builders will be responsible for the exquisite custom home development including Ades Design build, Masterpiece Custom Builder, Fletemeyer Homes, and Russo Residential The builders will be buying the lots initially, and then working with buyers to design the homes. If a builder doesn’t have buyers right away, they will build a home on their lots and sell the finished product. The custom builders will be deciding on pricing based on what the buyer’s design. The finished home prices for custom phases are estimated to be around $2 million. The Montane subdivision requires a minimum of 3000 square footage for a custom ranch and 3500 square feet for a 2-story home build. A finished basement counts as 50% of what above ground square footage would be. For example, a 2000 square foot basement would count as 1000 towards that total.

The semi-custom homes are built by Richmond American homes & as of Spring 2019 they only have 5 remaining lots available. Buyers can choose from semi-custom floor plans offering three to seven bedrooms and approximately 2,950 to 4,800 square feet, nestled on spacious one-acre homesites. Set against a beautiful native landscape, Montane is ideal for owners who are drawn to the mountains but still want the convenience of living near a big city.

All of the architecture of the homes in the Montane subdivision will feature vernaculars that are inherent to Colorado ranging from a rustic ranch, refined Foothills style, old world mine, simple farmhouse, and a classic modern style. The landscaping requirements of the lots are aimed at encouraging a pleasing aesthetic of natural foliage, rocks, and stones.  Every detail of the sophisticated Montane subdivision, from the layout to the native landscaping, was designed to complement the area’s natural beauty. At an elevation of 6000 feet you will be able to fully take in the picturesque views of the surrounding terrain.
