2021 Market Recap: Housing demand hit historic highs across the country in 2021. Active listings at the end of December 2021 were down ~42% year over year. The median home sale price for 2021 also increased by ~20% from a year ago to $545K
2022 Market Outlook: The sellers market will continue in 2022 even while interest rates rise. The Marshall and Middle Fork fires that affected the Denver suburbs and Boulder County will put more pressure on already tight housing supply in the first half of 2022. We are also likely to see double-digit price appreciation this year due to the continued high demand and lack of housing inventory. Interest rates have increased in the beginning of 2022 and will be watched closely as we head into spring.
