Hiwan Sub-Area
Hiwan is one of the original neighborhoods and is centrally located in Evergreen Colorado. It is a private golf community made up of several single family home sub-areas, condos, and townhomes. Homes in the area were first built in 1964 and development has continued through 2008. Most of the single family ranch and 2-story homes sit on a half to one acre lots. The floor plans spread out from 2500-6000 finished square feet and the majority include a walk-out basement. The area is well developed with paved roads and public water and sewer. Most homes for sale in Hiwan include a 2-3 car attached garage and large deck for enjoying the Rocky Mountain Views. In addition to the detached single family homes, there are also several condo and townhome complexes in Hiwan. Homes in Hiwan sit at 7600 feet in elevation with abundant wildlife in the area. The Hiwan HOA provides grounds maintenance throughout the community & some of the other sub-areas include additional HOAs. The homes for sale in Hiwan feed into the coveted Bergen Meadow Elementary and Bergen Valley Intermediate School, as well as Evergreen Middle and High school. Easy access to the ski slopes, Conifer, Morrison, Golden, Tech Center and downtown Denver from I-70, C-470 and Highway 285.
Hiwan Sub-Areas
Hiwan
This is the southern most part of Hiwan which includes ranch, 2-story and multi-level homes with 2500-5000 square feet. Most of these homes were built between the 70’s & 80’s, but many have had complete remodels. Many back to the golf course for beautiful views of the greens.
The Greens at Hiwan
These 2-story and ranch homes are a small enclave within Hiwan. The homes were built between 1986-2001 and are on smaller lots of about a quarter acre. They include 2,500 to 4,000 finished square feet floor plans.
The Island at Hiwan
This sub-area is completely surrounded by the Hiwan golf course, which is how it got the name “island”. Most of these homes were built in the late 80’s and early 90’s. They are all 2-story homes with 4,000 – 7,000 square feet, 3 car garages, and are on about a half acre lot. These are some of the most expensive homes in Hiwan, but they also have stunning golf course views.
The Ridge at Hiwan
Built between 1988-2000, The Ridge at Hiwan is located on the east side of Hiwan. These homes are outside of the golf course area, but they also sit on more land from a 1/2 to 2 acre lots and impressive mountain views. The homes are 3500-7000 finished square feet with a walk-out basement.

Hiwan Fairways Townhomes
The Hiwan Fairways is a small complex of 11 townhomes backing to the Hiwan Golf Course and nestled amongst other single family residences. The 2-4 bedroom townhomes were built between 1979-1984 with 2500-4000 square feet of living space including a walk-out basement. The townhomes for sale in Hiwan Fairways sit at 7700 feet of elevation where deer and elk will frequent. Each home includes a 1200-3000 square foot lot with a 2 car attached garage. The Hiwan Fairway II Owners Association provides exterior and ground upkeep as well as snow removal.
Hiwan Hearths Townhomes
Built between 1970-1974, the townhomes range from 2-4 bedrooms with 1100-2500 square feet. The larger 3 and 4 bedroom units include a walk-out basement, deck, and 2 car detached garage. The smaller 2 and 3 bedrooms units have a patio area and a 1 car detached carport that is assigned, but not owned. All townhomes for sale in Hiwan Hearths include a fireplace to keep you warm in the winter and the convenience of a washer and dryer in the unit. The Hiwan Hearths HOA covers exterior maintenance with roof, grounds maintenance, insurance, sewer, snow removal, trash and water.
The Greens at Hiwan Townhomes
The Greens at Hiwan offers quality maintenance free living in north Evergreen in the Hiwan Golf Community. The Greens at Hiwan HOA provides exterior and grounds maintenance, plus trash and snow removal. Each unit has 2 or 3 bedrooms with 3 bathrooms and a walk-out basement. The townhomes for sale in the Greens at Hiwan were built between 1986-2001 and include a two car attached garage.
The Ridge at Hiwan Condos
Located in Evergreen off Highway 74, The Ridge at Hiwan is also known as Elk Trail at the Ridge. The Condos at the Ridge at Hiwan are the most north complex in the Hiwan golf community. These 1 level condos include a 1 car attached garage with 2 bedrooms and 2 bathrooms. Built between 2007-2008 the units range from 1300-1700 square feet of living space. All condos in the Ridge at Hiwan include a fireplace, washer and dryer in the unit, forced air, and central air conditioning. The Elk Trail HOA provides grounds and exterior building maintenance plus trash and snow removal.
The Ridge at Hiwan Townhomes
The Ridge at Hiwan townhomes were built by D.R. Horton, Inc from 2007-2008 and include 2 bedrooms with 3 bathrooms. The 1300-1700 square foot townhomes in The Ridge at Hiwan have convenient finishes such as a fireplace, washer/dryer hookup in the unit, forced air heating, and central air conditioning. All of the townhomes for sale in The Ridge at Hiwan are 2-3 levels and include a 1 car attached garage.The Elk Trail HOA provides exterior maintenance with roof, grounds maintenance, insurance, snow removal, and trash pick-up.
